In partnership with London & Regional Properties Limited (L&R), Vella Group purchased the property in 2019 and plans on converting it to Class-A creative office space.

Consists of three buildings totaling 200,000 square-foot, situated on 6-acres, the properties are on the Pacific Coast Hwy., near the Los Angeles International Airport (LAX) and El Segundo’s numerous aerospace and technology firms.

It is also close to the 120-acre Smoky Hollow area that El Segundo city officials rezoned in 2018 to attract creative and technology companies. The rezoning allows for nearly 3 million square feet of office, industrial, and public building space in this historically industrial area.
